dvance Real Estate Appraisal now offers home measurement to determine the true Gross Living Area (GLA) of your home.  There are several reasons you might consider this service:

• The home may have had additions since it was built.
• The home may be unique in design.
• The home may appear to have a different GLA than that stated on public records.
• A realtor needs to be sure the GLA is the same as that stated in the listing.

    We have personally seen several instances where the GLA stated in public records has been significantly different than the actual GLA!!!  There was one instance where a realtor was listing a property as 1,700 sq. ft. when it was actually 1,490 sq. ft.

The service includes:

• An accurate measurement of the subject property.
• A report stating the measured GLA, the GLA stated in public records, a sketch of the exterior and all major structures, the area of the major structures, and photos of 4 sides of the subject.
• A discount of the fee towards a full appraisal on the same property within 6 months of the initial measurement.

The fee depends on the complexity of the property and the distance from our office, but normally runs from $75 - $150.
